Who do we call "public spaces" in a building?

It is not mentioned in the title deed of the apartment eg. building entrance, garden, elevator, roof. Public parking is not considered a parking lot, as it is mentioned in the title deed, the guest parking lot is the same.

How is the shared expenses calculated?

All communal expenses are calculated on the basis of square meters of each unit, as provided by law.

How do I update my monthly expenses?

Each month, each unit separately, receives a breakdown of the expenses incurred in that month. It shows in detail the total charge for each expense, as well as the amount charged for the particular apartment.

Where do we pay the amounts due?

Payments are made through a bank, where each building maintains its own separate account, which is monitored at all times by the Building Management Committee. In addition, our offices are available Monday-Friday 9: 00-2: 00, 3: 30-6: 30 for any payment you need to make.

Who has to pay the fees? The renter or the owner?

It depends on the contract signed between the two. However, the final owner is the owner of the unit.

If someone refuses to pay the utilities, how can we move to collect them?

In case an owner/ tenant does not pay the fees, then our company, following the instructions of the Management Committee, proceeds with a series of legal measures to collect this money.

Since I'm on the ground floor and I'm not using the elevator, why pay for it?

By law, all building units are required to pay their share of all public spaces, regardless of whether they use them or not.

Neighboring apartments are noisy and do not keep quiet for hours. What happens in such cases?

Our company has the ability to mediate in such cases, without any realization of the complainant, so as not to cause any problems between the tenants. This is how we first communicate with that person and with discretion please comply with the rules and then send a letter.

The apartment has no tenant, it's empty, so I don't pay utility bills?

Regardless of whether an apartment is occupied or not, the owner is obliged to pay the communal expenses until the apartment is rented.
